What is an Accessory Dwelling Unit (ADU) and why would I want to build one?
If you’re looking to get an ADU built, let’s explain what it is first. Accessory Dwelling Units (ADU) are a self-contained, smaller living units, located on the lot of an existing single-family home. There are several types of ADUs. The graphic on the right illustrates those including: detached (carriage house), attached (converted garage), over-the-garage, or a repurposed space (finished basement). Some common names for ADUs are: granny flats, in-law units(suites), backyard cottages, secondary units and there’s plenty more. Now that we’re familiar, getting an ADU built and increasing property value. Good news is it’s never been easier to get started.
Is there anything smaller?
Great news! The answer is YES! In addition to the ADU family is the Junior Accessory Dwelling Unit (JADU). Just under a traditional ADU, in size, these units usually come in at 500 square feet or less. Something to point out when shopping for ADUs is that JADUs are required to be attached to or inside an existing structure. Since they are smaller in size JADUs do not require a separate bathroom to be built inside. As long as there is one accessible in the main property it’s attached to. It’s best to check with your local jurisdictions but you may be allowed to have both an ADU and a JADU on a single piece of property. Requirements for ADUs
It’s best to check with your local laws and guidelines since they vary based on location. When building an accessory dwelling unit you will also want to check with your HOA if that applies. There are two(2) major requirements when it comes to ADUs are:
1) the entire structure must be fewer than 1,200 sqft
2) Joint Accessory Dwelling Units (JADU) must be fewer than 500sqft
3) the property owner must reside in either the main residence or the ADU
4) an ADU must have a minimum living area of 150 square feet
5) can be up to 25 feet or as tall as the main house, whichever is lower
6) The existing height allowance of 16 feet is maintained for all ADUs except…
– property with a multi-family dwelling that is two stories are allowed up to 18 feet
– ADUs built within a ½ mile of public transit are allowed up to 18 feet
